Squamish Real Estate market update for August 2011. Sales volume upto August 2011 shows a 20% decline in total sales when compared to this period 2010. A large condo development of condos and townhouses in dowtown Squamish called Aqua has skewwed the stats slightly as the sales from this relativly large project are not recorded on the MLS system.The real figure is difficult to determine but is probably more like 5% - 10% decline considering that the Aqua prject has soaked up 50% of all condo sales in Squamish in 2011.
Average benchmark home price in Squamish is $530000; however the average sale price of a detached house in Squamish for 2011 is $485000. The average sale price tells us that Buyers are seeking out bargans within the market place and are willing to purchase properties that are in less desireable locations in need of renovations or are smaller than average sized homes in Squamish.
