The detached home market is still the most balanced and only down by 2 homes sales compared to 2010.

The townhouse market has cooled since last year but, significant sales at the Aqua development in downtown Squamish have occured off the MLS system and are not reported here. I estimate there to be 10 sales at Aqua bringing the Townhouse market to and estimated -3% sales by volume.

Condos are hugly affected by the sales occuring at the Aqua development where there have been an estimated 20 sales. This would equalize the condo market by sales volume from last year making sales by volume only -1% for 2011.

Home prices are also difficult guage in Squamish due to the small size of the market. The stats show a -5.9% drop in prices from last year, but there is also a 12% variance possible in this number due to the limited number of sales for caluculating. Supply and demand fundamentals would indicate prices are flat or unchanged from last year.
